Four reasons investors are looking at Oman
Independent figures from rating agencies, national statistics and the IMF.
Investment grade
All three major agencies rate Oman investment grade, helped by lower public debt.
A growing market
- Sales contracts up 12.2% in H1 2026.
- About RO 954m of sales contracts Jan–Aug, up 14.5%.
- Price index up 15.9% year on year in Q1 2026.
A steady economy
The IMF (June 2026) says Oman's oil and gas infrastructure has been largely unaffected, and expects about 3.7% growth in 2026 and a fiscal surplus of 4.5% of GDP.
Well-placed ports
Sohar, Salalah and Duqm sit outside both the Strait of Hormuz and the Bab el-Mandeb, which Oman Observer describes as secure entry points for Gulf-bound cargo. Qatar has named all three as alternatives to Hamad Port.
Four locations, four different stories
Entry points start from OMR 25,000, depending on project and location. Ask us for live inventory.
Muscat
The capital and home to Sultan Haitham City, where the most new residential projects are launching.
Duqm
Port and Special Economic Zone on the Arabian Sea coast, with residential projects now being delivered inside the zone.
Sohar
Port and industrial hub on the Batinah coast, north-west of Muscat.
Salalah
Southern coastal city in Dhofar, with a port and a tourism season.

Rules and thresholds are set by Omani authorities and can change. We confirm them for your case before any commitment.
Sultan Haitham City: starting prices
Indicative entry prices by home type. All are above OMR 50,000, the minimum for the 30% off-plan route, subject to project eligibility.
Sample starting prices supplied by LaneTwelve Properties, not independently verified, and subject to change by the developer. Some newer brochures list higher entry prices for studios. Availability, unit sizes, payment plans and fees vary by project. Confirm current prices and terms before you decide.
A few of the risks to understand first
Every market has them. These are four of the risks we go through with every buyer, and there are more.
The regional picture
Oman sits outside the main shipping chokepoints, but its ports at Duqm and Salalah were struck in March and the regional conflict is ongoing. Exposure differs by location.
Resale and holding period
Oman's resale market is thinner than Dubai's or London's, so it suits a medium-to-long-term hold.
Developer and delivery
Off-plan buyers depend on the developer's track record, payment plan and escrow terms.
Costs and currency
Service charges and fees affect net yield, and the rial is pegged to the US dollar, which matters if you hold GBP or EUR.
These are only a few of the risks.

Entry points start from around OMR 25,000, depending on project and location. Prices move quickly as new phases launch, so we confirm live inventory and payment plans with you before you decide.
02Which locations can I invest in?Locations
We cover four locations:
- Muscat: the capital and home to Sultan Haitham City.
- Duqm: a port and Special Economic Zone on the Arabian Sea coast.
- Sohar: a port and industrial hub on the Batinah coast.
- Salalah: a coastal city in Dhofar with a port and a tourism season.
03Do I get residency if I buy?Residency
Yes, there are three routes. The rules are set by Omani authorities and can change.
- Owner residency. Royal Oman Police Decision 87/2026 lets foreign property owners apply for residency without a sponsor, together with first-degree relatives, including on units still being registered. It ends if ownership is transferred. Reporting on the decision does not state a minimum property value, so we confirm eligibility project by project.
- Sultan Haitham City, 30% off-plan. Under a September 2025 cabinet decision, buyers who have paid 30% on a property from OMR 50,000 can secure residency for themselves and their family before completion.
- Golden Residency. A renewable 10-year residency launched in August 2025, with a general minimum investment of OMR 200,000. The property route requires a property in an integrated tourism complex (ITC) with a valid title deed.
04Can foreigners buy property in Oman?Ownership
Yes, in designated areas. These include integrated tourism complexes (ITCs), where eligible foreigners can own property, and projects opened to foreign buyers such as Sultan Haitham City. Eligibility is project-specific, so we confirm the title, the project's status and your residency eligibility in writing before you pay a deposit.
05Is the Oman property market really growing?Market
Sales contracts reached about RO 954.1 million by the end of August 2026, up 14.5% on the same period of 2025, according to the National Centre for Statistics and Information. Oman has also regained investment grade with all three major agencies: S&P (BBB-, September 2024), Moody's (Baa3, July 2025) and Fitch (BBB-, December 2025), each with a stable outlook.
06What about the regional conflict? Is Oman safe to invest in?Safety
Oman holds investment-grade ratings, but it is not insulated from the regional conflict. Drones hit the ports at Duqm and Salalah in March 2026, and port operations were suspended for a time. The 2026 Global Peace Index ranks Oman 60th, down 18 places, while U.S. News ranks it 2nd for public safety, a ranking based on global perceptions. We review each location's exposure with you before you commit.
07What is O1-Strategy 21?Strategy
